Balcombe Road, Crawley

The Land

Three houses reside in the last three remaining undeveloped large land plots in the area of Crawley. Each property had been occupied by the owners as family homes for in excess of 40 years.

The Story

Two of the clients met with potential developers who each bid for the land. Upon successful negotiations contracts were confirmed with terms agreed to suit all parties. During the process the third homeowner reconsidered and entered into an index linked Option Agreement with a long stop date of ten years giving the owners the confidence in knowing they have an instant buyer at a price that would remain above market value at a time of their choosing and a move at their convenience within the ten year period.

The Progress

The site has been carefully designed and after consultations with the Homeowners, Architects, Planners and the Local Authority, a planning application has been submitted for an additional 8 dwellings. Post planning approval, the developer will purchase the original three houses, enabling the owners to downsize within an agreeable timescale, whilst financially benefitting them.

Oldfields Road, Sutton

The Land

The owner of Oldfields Road had lived in the property for over 80 years. The house had a large section of land to the rear which had been previously used by the grandmother to run a clothes washing business.

The Story

The client met with a number of property developers to discuss the potential for their property and its associated land. Once a developer had been chosen by the client, contract negotiations took place with terms and timescales agreed.

The Progress

Planning permission was obtained for four additional new homes within the land to the rear, leaving the existing house untouched but with a smaller garden. All legal costs were met by the property developer and the owner remained within the property whilst all works were completed but received a substantial cash sum.

Oakleigh Road North, Barnet

The Land

The owner had lived in the house since the Second World War and this particular house was the surviving end of terrace from what had been a longer terrace of houses before they were bombed during the war. The area to the left had been cleared and was being used for growing vegetables.

The Story

This is a story of probate, the house was left to a family member who met with a number of property developers to discuss possible options. Following successful negotiations the developer purchased the end of terrace property and surrounding land unconditionally, without obtaining planning permission and at a level higher than the market value, reflecting the development potential of the land.

The Progress

Planning permission was obtained to rebuild the original form of terrace houses and accommodating 1 house and 4 apartments. During the site clearing process it became apparent the house had become structurally unsound due to the growth of a towering leylandii next to the property. This had left the house unsafe and un-morgageable. Once overcome, works commenced to ensure stability and safety for the existing property and construction continued for the remaining homes. All homes have now been sold and are fully occupied.
